If I want to upgrade my hardware or change settings to reduce preview lag while keeping it playing in real time, what should I change?

GTX 1070 8G
i5-6600k
16G Ram
I haven’t yet changed any settings from the default as far as I can remember, I’m wanting to edit 1440p footage.

It comes down to the filters you’ve used which are being applied in ‘real-time’ to decompressed footage.
Some filters are more processor intensive than others.
You can get some relief by creating a low resolution source file to work with (AKA: Proxy file) then swap out the file when it comes to render time. (This has been discussed many times on this forum, do a search).
Have you tried the Realtime option under Settings?
